new coin wash
i am thinking of building a new coinwash in ontario canada what do you think the cost would be for 12 bay coinwash with all the best stuff in it

I don't know what you market is like in Canada, but I had a twelve bay several years ago. It's too many bays. I would opt for 6 bays and a couple of automatics. Use the extra space for self storage.
Cost to construct bays probably runs approx. $40K per bay (includes heated floors) vacs, vendors, signage, asphalt, etc. - minus the land. Figure $130K each for the automatics.

I too would not build a SS without an automatic. The automatic adds a ton of income potential in a small footprint. SS only washes are getting hard to pencil out if your property is expensive. About the only place I would consider building one would be a very high density low income area where property is still cheap. Around here, we call those places "the ghetto". So I don't want to run it :).
The last 4/2 I finished in 2004 cost around 850K completed. That was for a really nice place,paying 190K for the dirt. So I did it nowhere as cheaply as Crown says you can. And that was 2004 dollars. If built in 2008 that place would easily cost over a million. Today I would opt for double autos in smaller communities, or express tunnels in densely populated areas.

We built a 4/2 three yaers ago for 850k. Just priced out another for close to 1 million (without the property!!). Would not build without IBA.
